Proper Installation
A shed can be a valuable asset to a property and provide much needed storage space.
The Village of Webster has provided these guidelines to help residents in determining the type and size of shed allowed in the Village.

Sheds are considered structures making them subject to zoning.

The Permit Process
Shed permits are required prior to construction/installation. The following items are needed with the application:
Inspections
After the shed is installed a final inspection is required to verify compliance with the Village code. Please notify the Building Department and allow 24 hour notice for inspection when installation is complete.

Sheds are considered structures making them subject to zoning.
The following applies to sheds:
- All sheds are to be placed a minimum of 5’ from any property line
- 120 square feet or 1% of the lot size, whichever is greater up to a maximum of 192 square feet is the maximum size without a variance.
- 10’ is the maximum height
- Shed cannot be placed in an easement
- Shed must be positively anchored to the ground (This can be done by attaching a ½” min. chain to base of shed with a lag bolt, placing the chain in a 4’ hole with a bolt through the end, and placing a bag of cement in the hole.)
The Permit Process
Shed permits are required prior to construction/installation. The following items are needed with the application:
- A survey of your property
- On the survey show approximate location of shed placement
- Cost of permit
