Decks

Proper Installation
Decks can be exciting and fun. A properly built deck can add to the value and beauty of a home. They can also be very dangerous if not constructed properly.

The Village Code
Decks are considered structures making them subject to zoning. Each zone has its own regulations; it is therefore important first to determine which zone your property is in. How close your deck is to the property line will determine if a variance is required.

The State Code
Secondly, the Residential and Building Codes of NYS govern how a deck can be built in order for it to be code compliant. A separate code review is required for each deck, as each one is different.

The Permit Process
Deck permits are required prior to construction. The following items are needed with the application:
  • A survey of your property
  • Contractor's name and insurance information
  • Deck plan and material list
  • Cost of permit
Once these items are received and reviewed, your permit will be processed.

Inspections
Before the deck is installed, several inspections are required to verify proper installation:
  • Depth of post holes
  • Rough framing
  • Finish framing
Please notify the Building Department and allow a 24 hour notice for inspection when installation is complete.
